The short answer
Most Omaha homeowners pay between $8,000 and $15,000 for a full asphalt shingle replacement. That is a ballpark range, not a quote: the exact price depends on your roof's size, pitch, number of layers to tear off, and the shingles you choose.
Try the instant estimate calculator on our main page: for example, an 1,800 sq ft one-story home with standard asphalt shingles shows a ballpark of $9,600–$12,600. Your written quote after a free inspection breaks everything down line by line.
Cost per square foot of roof (ballpark)
| Material | Per sq ft of roof |
|---|---|
| Asphalt shingles (standard) | $4.75–$6.25 |
| Architectural shingles (premium) | $5.75–$7.75 |
| Metal roofing | $11–$15 |
Two-story homes add about 10% to the per-square-foot price, because height and steepness make the work slower and harder. Roof area is not the same as home size: as a rough rule, a one-story home's roof is about 1.12× its floor area, and a two-story home's roof is about 0.68× — the calculator on our main page does this math for you.
What moves the price up or down
- Size and pitch: bigger and steeper roofs cost more in materials and labor.
- Tear-off layers: removing two old layers costs more than one.
- Material: architectural shingles and metal cost more than standard asphalt, and last longer.
- Damage found: rotted decking or flashing that must be replaced adds to the job.
- Access: tight lots, tall homes, and complex rooflines add labor time.
Repair vs. replacement
A localized problem — a few missing shingles or a small leak — usually calls for a targeted repair that costs far less than replacement. If damage is widespread, or your shingles are near the end of their life, replacement is the better investment. A free inspection gives you photos and an honest answer either way, including telling you when your roof is fine.
